What charges are there for Landlords?

Our ‘Advertise Now’ package is £29 per property and our ‘Advertise Now Plus’ package is £49 this includes contract signing and deposit registration with DPS.  There are no hidden charges.  Click here to see our pricing page

What charges are there for Tenants?

There is a £20 charge per person per reference conducted.  No other fees payable by Tenants, no hidden charges.

How long will it take me to upload my advert?

It will take no more than 5 minutes, as long as you have taken photographs of the property in advance.

How many photographs should I upload for my advert?

The more photographs you upload the better.  The photographs must be of a good quality which can be taken with a good quality mobile phone or camera.

How do prospective Tenants contact me?

Any calls or emails that come through Rightmove, Zoopla or other companies we advertise with will come directly to us, we then pass them onto you to communicate with the Tenant directly.  This may include the Tenant requesting to view the property or any other questions relating to the property.  Questions that come via our site ‘Move Onwards’ will be sent directly through to you.

When will my property be on the market?

Your property will normally be listed on our website, Rightmove,  Zoopla and other portals we use within 1-2 hours of upload (during normal office hours).

 What is the letting process?

  1. You upload your property details & photographs.
  2. We will then check your listing and once approved, it is uploaded on to our website and is sent out to all the property portals. We will send you a link to your property once it goes live.
  3. Tenants see your advertisement and contact us to arrange a viewing.
  4. You meet the prospective Tenant and show them around the property.
  5. If the Tenant likes the property and you have agreed to proceed. We will ask the Tenant to pay a £200 Holding deposit (if you have selected our Advertising Now Plus).  If you would like a reference to be done, we can provide Comprehensive Reference checks at a cost of £20 per reference per tenant which is paid for by the incoming Tenant.
  6. Our Comprehensive Reference checks include a credit history check, bankruptcy and CCJ check, previous landlord reference and employer reference.  We use one of the UK’s leading providers of referencing services to complete these checks.  These are normally returned within 3-5 working days.
  7. We will then provide you with the results of the Tenant’s reference check.
  8. Provided you are happy to proceed, we will then send you a contract.
  9. Once the Tenant has paid the deposit and one month’s rent.
  10. You then make contact with the Tenant to arrange signing of the contract.

Are you members of any professional bodies?

We are members of ARLA (Association of Residential Letting Agents), members of The Property Ombudsman Redress Scheme and follow their Code of Conduct and DPS which is a government approved Tenancy deposit scheme.

Who does the viewings?

You do the viewings because we believe that no one knows your property as well as you, additionally you get to meet the prospective tenants so that you can make a decision regarding who you want renting your property.  You can arrange viewings for a time that is suitable for you and the prospective tenants.

How to value your property?

The quick and easy way to work out how much rent you can realistically charge for your property is to take a look at what everyone else is asking.

Visit one of the major property portals, such as Rightmove or Zoopla, and search for properties similar to your own.  This will give you an idea of what price to charge.  Try property valuation propertydata.co.uk/property-valuation

 Can I make changes to my advert?

Yes, you can edit the advert on your online dashboard.  You can change the rent amount, photographs and the property description.  If you would like to discuss any changes to your advert before you make them, call us on 01753 520140.

Why do I need to get references for my Tenants?

Your property is possibly the most valuable thing you own.  We recommend landlords protect themselves as much as possible and tenant referencing will help you make that decision.  Our Tenant References are done by one of the UK’s leading provider of referencing services.   They will carry out fully comprehensive background checks on tenants, which include Credit score, Financial history, Arrears/CCJs and previous addresses.

When will my property be visible to potential Tenants?

Your property will be available on all our property portals within 24hours and Rightmove will usually be live within a few hours (if uploaded during our normal office hours).

What do I need to rent my property?

You will need an EPC certificate and a Gas Safe certificate.

Can I use more than one agent to advertise my property?

We are happy for you to use as many agents as you wish.  Although you will need to check the terms and conditions of other agent as some do not allow the use of multiple agents.

Who checks the Tenant has the right to rent?

It is now a legal requirement for Landlords to check that all adult occupants have the right to live in England (whether they are on the contract or not).  You must complete the right to rent checks.  You can read more about this in the Right to Rent Guide.

What does your reference check include?

Our Tenant References are done by one of the UK’s leading provider of referencing services.  They will carry out fully comprehensive background checks on Tenant(s), which include Credit Score, Financial history, Arrears/CCJs and Previous Addresses.  References from Employers and Previous Landlords.

How is Move Onwards different from a traditional letting agent?

High Street Agents usually charge a monthly commission.  We only charge a maximum fee of £49 this means you save £1000’s.  With Move Onwards all our agents are ARLA qualified.

Where will my advert appear?

Your property advert will appear on all the major letting sites including Rightmove, Zoopla and Prime Location.  Rightmove and Zoopla have more than 90% of the market share.  The advert will also appear on our own website as well as some relevant local property and local media sites.

How do I change my property photographs?

You can change your photographs by logging into your dashboard and editing the advert.  You will also be able to upload additional photographs, remove photographs or change the order.

Why do I need an Energy Performance Certificate (EPC)?

An EPC is a legal requirement when selling, buying or letting a property.  An EPC is an Energy Performance Certificate which is based on the energy efficiency of the home, to give the Tenant an indication of estimated fuel costs and CO2 impact.  An EPC is valid for 10 years and must be displayed on all properties available for let within 28 days.  A copy must be given free of charge when the successful Tenants move in.

My property is in Scotland, can I market my property with you?

Yes, Move Onwards is available nationwide.

Does a Tenant have to pay a Holding Deposit?

Yes, ask for a holding deposit of £200.  A Holding Deposit is paid when you intend to rent a property and want to place a hold on the property being shown to other prospective tenants, while you go through the referencing process before you sign a tenancy agreement.  It means that you are committed to renting the property and that the landlord is committed to renting the property to you, providing referencing checks are successful.

Does payment of the Holding Deposit automatically entitle me to secure the tenancy?

No, once Move Onwards has received the holding deposit, it is ultimately at the Landlord’s discretion as to whether they accept the Tenant’s application, including but not limited to requiring satisfactory referencing or meeting the Tenant in person.

In the event my tenancy application is unsuccessful, when will I get my holding deposit back?

In circumstances where the Tenant made a genuine offer to rent the property and responded promptly to all our questions, the deposit is refundable minus £20 for reference checks.

What happens to my deposit if you stop trading?

We do not hold the deposit in our bank account.  It is held by a Government approved agency.  We use a company called DPS.  They hold the deposit for the duration of the tenancy so your deposit is secure.

Do you offer Tenancy Deposit Protection?

As a Landlord you must put your deposit in a government backed Tenancy Deposit Scheme,  if you rent your home on an Assured Shorthold Tenancy that started after 6 April 2007.

When we process deposits we do not hold the money, it is transferred to DPS (a Government backed Tenancy Deposit Scheme).

Who are DPS?

DPS is a tenancy deposit protection scheme accredited by the Government. You can find out more information about DPS here www.depositprotection.com.

When using ‘Advertising Plus’ option you collect the first month’s rent.  Why do you take up to 14 days to pay this to the landlord?

This is to protect the Tenant and to make sure that the Tenant has moved into the property before transferring the Tenant’s money to the Landlord.
